Van Nuys Woman Accused of Real Estate Fraud of Altadena Properties

Anna Moskovyan, 30, allegedly netted $100,000 through real estate fraud on 100 properties in Los Angeles County.

A Van Nuys woman faces multiple counts of real estate fraud of 100 properties in Los Angeles County, including properties in Altadena.

A 36-count felony complaint was made against Anna Moskovyan, 30, by the Los Angeles County District Attorney’s Office on March 21.

The complaint alleges multiple counts of grand theft and recording of false and fraudulent documents on properties throughout Los Angeles County.

Moskovyan allegedly committed these crimes between April 2010 and June 2012. According to the complaint, Moskovyan identified real estate properties that were scheduled for tax lien sales by the Los Angeles County Treasurer and Tax Collector’s Office. The suspect then recorded forged grant deeds at the county recorder’s office, transferring ownership of the properties to herself. She went on to file claims to receive the “excess proceeds” from the tax liens sales, profiting from the money left over after a property is sold and the tax liens are paid.

Moskovyan also allegedly received loans using the obtained properties as collateral.

She is also accused of recording dozens of phony mechanic’s liens for painting work on foreclosed properties, which were never done.

Investigators believe Moskovyan netted $100,000 through real estate crimes in Altadena, Canoga Park, Canyon Country, Cerritos, Diamond Bar, Downey, Hacienda Heights, La Canada, La Mirada, La Puente, Lakewood, North Hollywood, North Hills, Northridge, Monterey Park, Valencia and Valley Village.

The forged grant deeds were recorded on properties in Compton and South Los Angeles.

Investigators caught on to Moskovyan when property owners and their families filed complaints with the Los Angeles County Department of Consumer Affairs.

Moskovyan is currently in custody with bail set at $1.24 million.
